Your January Statement

The January statement reflects the current month's charges only. When we receive the final accounting records from the former managing agent, we will reflect either amounts owed or prepayments on your February statement as well as any other maintenance or miscellaneous charges.

Please review your statement for accuracy of your billing address, monthly charges, parking spaces, etc.  and notify Ms. Stamos or Community Specialists of any discrepancies or other errors. 

Payments are due on the 1st of each month and considered late after the 10th.  The late fee is $25 for any unit and $10 for any parking space.

Your February Statement

The February statement will reflect the balance forward amounts received from the previous management company.  If you are on automatic deductions, the amount due on the statement will be deducted between the 5th and 10th of February.  If you have any questions on the balance forward that appears on your statement, please contact Ms. Stamos in the management office or Joan Rabe at Community Specialists.

Automatic Deductions - ACH Direct Debit

If you had your assessment auto-debited with the prior managing agent, and wish to continue to have your assessments automatically deducted from your bank account, you must complete a new authorization form with Community Specialists and provide a voided check. The new automatic deduction will be effective with your February assessment billing if we receive the completed form by January 15th. Do Not send your auto-debit authorization form to the lockbox with your assessment payment.  Send the completed form along with a voided check to Community Specialists, 680 N Lake Shore Drive, Suite 1326, Chicago, IL 60611, or drop off the form and voided check to Ms. Stamos in the management office of the building.

You will need to pay the January assessment statement by check.

When paying by check, please enclose your payment along with the bottom portion of the statement in the enclosed envelope to our lock box at Community Specialists, 2625 N Clark Place Private Residences, PO Box 2158, Bedford Park IL 60499-2158.  Checks should be made payable to the 2625 N Clark Street Private Residences.

Online Banking
 
If you make your assessment payment though your bank online, please reference your account number in the memo section of your payment. The reference number on your statement will begin with 2625, then your unit number. The bank online payment address is Community Specialists, 2625 N Clark Street Private Residences, PO Box 2158, Bedford Park IL 60499-2158.

Online Bill Payment

Online bill payment will be available beginning in February.

If you used the online bill payment service under the previous managing agent, you will need to create a new account through the Community Specialists Pay Online portal to make a payment.  If you do not create a new account, and sign in under your existing account, you will see an error that the association is not accepting payments.
