PROPERTY SUPERVISOR

  • Property Supervisors are the primary contact with the Boards of Directors, and the Onsite Community Manager. 
  • This active position includes:
    • Overall supervision of the association management personnel
    • Inspecting the assigned communities on a weekly basis
    • Initiating recommended repairs and replacements
    • Assigning work orders and monitoring work
    • Solicitation of bids
    • Processing design review requests
    • Preparation for and attending board meetings
    • Preparation and presentation of all financials. 
  • This position has scheduled office hours and also the requirement of accessibility, by cell phone during non-scheduled hours, evenings and weekends.

ONSITE COMMUNITY MANAGER

  • Community  Managers have contact with Boards of Directors, Homeowners, and private contractors serving the association.
  •  The manager will handle homeowners calls, assign work orders, solicit bids, process design review requests
  • Handle notices and violations, do financial data review
  • Competent computer skills and knowledge of the following programs would be helpful: Microsoft Word, Excel and Outlook.
  • This position has scheduled office hours and also the requirement of accessibility, by cell phone during non-scheduled hours, evenings and weekends.



ASSISTANT ONSITE COMMUNITY MANAGER

  • The assistant relieves the manager of some duties and helps in all areas. 
  • The Assistant Onsite Community Manager will be trained to handle the manager's duties in their absence. 
  • Competent computer skills and knowledge of the following programs would be helpful: Microsoft Word, Excel and Outlook. 
  • This position has scheduled office hours and also the requirement of accessibility, by cell phone during non-scheduled hours, evenings and 
  • weekends.

ACCOUNTANT/BOOKKEEPER

  • Accountant/Bookkeepers provide full accounting services to a number of assigned associations.
  • This includes accounts receivable, accounts payable, interaction with title companies, maintenance of checking/savings accounts, production of modified-accrual financial reports, follow up on delinquent accounts, and interaction with CPA's during audits and reviews. 
  • Competent computer skills and knowledge of the following programs would be helpful: Microsoft Word, Excel and Outlook.

ADMINISTRATIVE ASSISTANT

  • A variety of clerical positions. 
    • Some are clerical, involving: filing, routing, copying, and processing of mail/faxes in and out. 
  • Some are secretarial: receptionists, typing, processing of mailings, and other related functions. 
  • All of which require a competent and cheerful attitude. 
  •  Competent computer skills and knowledge of the following programs would be helpful: Microsoft Word, Excel and Outlook.

CHIEF ENGINEER

This person directly oversees all maintenance and janitorial staff.  They report directly to the property manager and the property supervisor.  The Chief Engineer’s responsibilities are to:



  • Train staff in all areas of building cleaning, grounds maintenance and building maintenance
  • Supervise all maintenance and janitorial staff in their performance of assigned duties
  • Work with and supervise contractors and vendors as assigned
  • Maintain maintenance records both manually and in a computer format
  • Maintain inventories and maintenance records on supplies and equipment
  • To monitor, repair, clean and maintain building  equipment, operating systems and common areas, as assigned
  • Perform repairs to condominium units and common areas, including plumbing, sewers and drain unclogging, electrical repairs, minor touch up painting, light carpentry, and other items as required
  • Understand and properly use household and industrial cleaning agents, boiler and other chemicals commonly used in residential complexes
  • Understand and know how to properly use cleaning equipment, power tools, and hand tools


This position offers varying shifts depending on the needs of the property.  The Chief Engineer may be offered onsite housing.  The Chief Engineer is always on call in case of emergency.  Applicants should have at least 10 years of maintenance experience.  Applicants should have or obtain their Building Repairers Journeyman Card or Stationary Engineer’s License through SEIU Local #1.

ASSISTANT ENGINEER

This person reports directly to the Chief Engineer and supervises the janitorial and maintenance employees.  In the absence of the Chief Engineer, they will fill the role and perform the duties of the Chief Engineer.  The Assistant Engineer is responsible for:



  • To work with and supervise contractors and vendors as assigned
  • To monitor, repair, clean and maintain building  equipment, operating systems and common areas, as assigned
  • Perform cleaning duties as assigned by supervisor
  • Perform repairs to condominium units and common areas, including plumbing, sewers and drain unclogging, electrical repairs, minor touch up painting, light carpentry, and other items as required
  • Understand and properly use household and industrial cleaning agents, boiler and other chemicals commonly used in residential complexes
  • Understand and know how to properly use cleaning equipment, power tools, and hand tools. 


This position offers a single daytime shift from 8:30AM-5:00PM, Monday through Friday.  Previous experience and training is required.  Applicants should have or obtain their Building Repairers Journeyman Card or Stationary Engineer’s License through SEIU Local #1.

Maintenance Person / Maintenance Class-A

The maintenance Class A maintenance person reports directly to the assistant engineer or chief engineer.  Their duties include:



  • Monitor, repair, clean, repair and maintain building equipment, operating systems, and common areas, as assigned
  • To do repairs to condominium units, including plumbing and electrical repairs, sewer & drain line repairs, minor touch up painting, light carpentry, and other repairs as assigned
  • Understand and properly use household and industrial cleaning agents, closed loop and cooling tower chemicals and other chemicals commonly used in residential complexes
  • Understand and know how to properly use cleaning equipment, power tools, and hand tools


This position typically offers a single shift per day from 8:30AM-5:00PM, Monday through Friday.  Previous experience and training is required.  All Class A maintenance people must already completed the training for Class C through SEIU Local 1, and then have, or enroll to get, the Building Repairer’s Journeyman’s Card (the apprenticeship program is 2 years) within 60 days of employment.

Janitor / Maintenance Class-C

The C-helper will monitor, clean and maintain the building, common areas, recreational facilities and grounds as assigned.


  • The C-helper will need to:
  • Understand and properly use household and industrial cleaning agents and chemicals
  • Understand and know how to properly use cleaning equipment and tools
  • Perform emergency maintenance repairs to units, buildings and common areas as required
  • Maintain the property to the highest possible standard of cleanliness
  • Perform all assigned duties in a good workmanlike manner.


This position has four available 8-hour shifts throughout the day.  Training through the SEIU Local 1 is not required for initial hiring, but must be completed within the first 6 months of employment.

DOORMAN

The Doorman is the face of property and sets the tone for the resident or guests experience.  This is a people oriented position with a high degree of public interaction.  They report directly to the property manager and property supervisor.  The Doorman’s duties may include:



  • Assist residents in entering/leaving building
  • Supervise/control deliveries and moving
  • Announce guests
  • Secure cabs
  • Answer resident/guest questions
  • Monitor cameras
  • Secure/lock entrance doors
  • Act as security guard
  • Answer telephone after office hours and respond to resident requests or emergencies per building policies.


This position offers various shifts, both daytime and nighttime.  Full time employees must become members of SEIU Local #1.  Continuing education is required and provided by SEIU Local #1.
